Our aspiration for the development of Scotts Wood Park is to create a vibrant and sustainable community that encourages economic growth, social interaction and the highest quality design which will benefit the local community of Bushey.
Through consultation with the community and with Hertsmere Borough Council, we have updated our existing proposals to reflect our vision for this site alongside the community’s needs identified in the feedback.

The site
Site location and masterplan
The site previously operated as Bushey Hall Golf Club, a private golf club, for over 30 years before its closure in 2019.
The site is bounded to the north and south by residential development, to the east by the Lincolnsfield Centre & the Queens and Purcell Schools on Aldenham Road. The Watford bypass is to the west with existing development to the south, southeast and west of the site which is mostly residential with some employment use and a recreational area.
The site is previously developed land and comprises around 34 hectares of existing grassland and trees in the central and southern portions of the site. This is a reduction of around 8 hectares of land to the west of the site from the original plans, though this will remain in the landowner’s ownership.

Updates made to reflect comments from the community
Consultation feedback has been a vital part of crafting these proposals to develop the best set of proposals for the community. After the consultation event on Thursday 18th July, the project team reviewed the comments provided and have made the following updates to the submitted proposals:
Provision of a new Publicly Accessible Parkland – the significant parkland and open space area provided as part of the application will be made available to the public for use of the existing community in Bushey as well as future residents. This will include enhanced pedestrian and cycle connectivity through the site and Open Space Areas.
Secondary school removed from the proposed scheme – given the significant local community concerns raised to the need and location of the school, and potential traffic implications of providing this, it was decided to remove the school from the scheme.
A reduction from 400 to 350 homes – the reduction in homes addresses concerns raised in regard to the density of the development amongst other points raised in the feedback.
Provision of 70% affordable remains unchanged – supportive feedback was received to tackling Hertsmere’s affordable housing crisis and the proposals will retain the landmark provision of 70% affordable housing provision despite the reduction in homes.
70% of the scheme will comprise 2, 3 and 4 bed houses – residents were keen to see housing for families so the development will provide over 50% of the development as family sized 3 and 4 bed houses.
Strong support for the provision and location of the Community, Health and Well-being Hub – there was support for the community, health and well-being hub in the heart of Bushey. This could include provision for medical facilities such as a GP surgery – subject to on-going discussion with the Integrated Care Board (IBC) – as well as healthcare and well-being facilities. This is in addition to the Community Building to serve the existing community of North Bushey and new residents.
Open Space / Parkland provision – following the changes to the scheme – approximately 24.32 hectares of the site will be provided as Open Space which equates to 72% of the application area.
