Enhancement of open space


We are committed to providing significant benefits to health and wellbeing on this scheme to help open up this site to the public. The updated proposals will provide a range of measures to deliver attractive landscaping and improve public accessibility. These are listed below:

New green spaces and landscaping:

Improving the existing local landscape


We are committed to having a positive environmental impact on our developments, which also conforms to Hertsmere’s sustainability goals.

The proposals will deliver a range of extensive new green infrastructure and publicly accessible open space, which will be 72% of the total area of the site. This includes

  • Community park.
  • Retained woodland, parkland and open spaces which will be opened to the public.
  • Generous new open spaces to provide community parkland areas.
  • Tree and greenery planting across the site, using native species where possible to enhance biodiversity.
  • Landscape buffering to strengthen the site’s boundaries and provide screening to the development.
  • Upgrade to footpaths and cycle ways to promote public use of the site.
  • New footpaths and cycle ways will be delivered throughout the site providing connections to the north, south, and west to link in with the existing Public Right of Way (PRoW).
  • Improved woodland and nature walks to create natural places for residents to explore and to promote health activities such as dog walking.

The need for open space

Community park

The provision of the community park is a significant asset to the proposals as it will help address Bushey’s identified need for Open Space / Play Space and will also open up previously private and inaccessible land for new and existing residents to use and enjoy. Additionally, the community park will be one of the largest publicly accessible spaces in Bushey once delivered to be used by both new and existing residents.

The community park will have native tree and shrub planting, grassland and species rich Meadow Grassland – not only creating a diverse space for everyone to enjoy but delivering a biodiversity haven for wildlife.

A number of play areas will also be delivered, creating a number of opportunities for local areas of play for all ages. Walking routes will connect the development, the community park to the local area by connecting to existing Public Rights of Way – ensuring a high level of sustainability and connectivity.

Sustainable design

Future proofing

Sustainability will be at the heart of these proposals, and the updated proposals reflect Griggs’ commitment to achieving this. Griggs will use the following measures to meet Hertsmere’s sustainability goals.

  • Utilise a ‘Fabric First’ approach, which will minimise carbon emissions by reducing demand for heat and power through well-insulated, energy efficient building fabric and services.
  • Incorporate measures to limit heat loss through passive solar gain and cooling through the orientation and layout of the development, careful detailing to avoid thermal bridging and setting good air-tightness targets.
  • Incorporate renewable energy such as air source heat pumps and solar panels.
  • Adapt to future climate change scenarios by designing to mitigate overheating risk.
  • Minimise waste during construction.

Drainage and water conservation

Considerate water use

  • Minimise the use of water and grey water recycling.
  • Incorporate sustainable drainage features such as SuDS and attenuation basins.

Sustainable travel options

Environmental movement

  • Promote sustainable travel and transport through enabling the use of public transport, cycle storage and parking and Electric Vehicle (EV) charging points.
